Real Estate: Philadelphia, the City of Brotherly Love, is on the rise with various luxury property developments dotting its skyline. It is the largest city of Pennsylvania and the sixth most populous city in the U.S. The Birthplace of America is an East Coast powerhouse of culture, education and industry. It is a one-hour train ride from NYC and a two-hour track trek to Washington, DC. There is a lot more to Philadelphia than being the place where the Declaration of Independence was signed, the Rocky series of movies were made, the world-famous Philly cheese steak hoagie, and the home of the Liberty Bell.

Here is a look at some of the prime real estate in the city and surrounding area of Philadelphia.

Wellington Estates

Wellington Estates is located in Eagleview, which is an outlying suburb of Philadelphia that is approximately 35 miles outside the city. Wellington Estates is a pastoral gated community that offers eight floor plans with approximately 1,900 to 2,300 square feet of living space. It is a mini-city within its own restaurant, café, beauty salon, specialty stores, fitness center, and pharmacy. There also is a park with a gazebo, a picnic area, and several hiking paths. Prices begin in the low $400s. Contact the Hankin Group for details. Broker cooperation is welcomed.

The Residences at Dockside

The Residences at Dockside sits on the shore of the Delaware River in Philadelphia. The scenic location provides a spectacular view of city and the river. The development received the 2007 Community of the Year award by the Building Industry Association of Philadelphia. The complex offers studio and one-to-three bedroom residences with a price range from the low $300s to $1 million. There is an indoor heated pool, a fitness center, and an indoor parking lot. A tax abatement is available until 2012. The DePaul Group represents the property. Broker cooperation is welcomed.

Parkway 22

Parkway 22 is in the middle of Philadelphia's art district. There are lofts, condominiums, and townhouses available at pre-construction prices that start at $369,900. Parkway 22 has a fitness center, a pool, and a sauna. Additionally, there is an underground valet and 24/7 concierge service. The distinct neighborhood is a potpourri of specialty shops, cafes, and museums, such as, the Rodin Museum, the Franklin Institute, and the Philadelphia Museum of Art. There are 11 restaurants within a 10-minute walking distance. A 10-year tax abatement also is offered. Coldwell Banker Preferred is the sales agent for Parkway 22.

Naval Square

Naval Square is a 20-acre gated community in a park-like setting in the heart of city. This is a historic property that is being transformed into an elite upscale residential community. There are four collections of residences still available in this prestigious enclave. All properties are spacious single-level condominiums. One-, two, and three-bedroom floor plans are offered and priced from the $300s. Like many condominium developments in the city, there is a 10-year tax abatement.
