Branded residences are reshaping the global luxury real estate market as multiple new properties debut this year. From overwater villas in Belize to Parisian hospitality in Miami and alpine retreats in Utah, the newest launches not only provide an extension of world-renowned hotel brands, but a truly immersive and holistic experience.
According to Knight Frank, more than 1,000 branded residence schemes are expected to debut globally by 2030, fueled by expanding global wealth and rising demand for ownership and five-star service. Increasingly, developers are leaning into hyper-specialized concepts tailored to residents’ priorities such as holistic wellbeing, private-island seclusion or cultural connectivity. This year’s launches also reflect the globalization of hospitality brands into emerging luxury markets as several internationally renowned names are making their debut in the Americas, bringing distinctive regional identities and hospitality philosophies with them.
Among the most anticipated is Six Senses Residences Belize, unveiled this spring on Emerald Caye, a private island off the coast of Belize. Positioned as the western hemisphere’s first Maldives-style overwater residential resort, the project marks a major moment for Caribbean luxury development. The limited collection includes just 16 overwater residences alongside 40 bungalow-style hotel suites, all designed to immerse residents in Belize’s natural environment. Developed by CRDG LLC and designed by Studio CABAN, the property combines the wellness-driven ethos Six Senses is known for with direct access to some of the world’s most celebrated ecological attractions in Belize, including the world’s second largest barrier reef and diving at the Great Blue Hole. The appeal lies not only in the architecture and exclusivity, but in the elite location on a private island while remaining a short boat ride away to the main island of San Pedro.

Meanwhile, Miami continues to cement itself as the epicenter of branded residential expansion in the United States as two highly world-renowned debuts introduce globally iconic hospitality brands to the city for the first time.
Anantara Miami Resort & Residences, debuting this fall in Edgewater, marks their first U.S. project introducing a globally renowned hospitality name known for its Thai-inspired approach to service, culture and wellness, as well as its ties to the hit HBO show “The White Lotus.” Developed by One Thousand Group in partnership with Minor Hotels, the project reflects a growing emphasis on longevity and holistic wellbeing in luxury residential design. The tower will feature 100 private branded condominium residences, 120 resort residences, and 50 hotel suites complemented by spa facilities, vitality programming and wellness concepts rooted in both ancient healing traditions and modern science. Designed by Kohn Pedersen Fox with interiors by Patricia Urquiola, the project signals how branded residences are increasingly functioning as year-round wellness destinations rather than secondary homes alone.

Just a few miles away, Fouquet’s Hotel and Residences, Miami Design District introduces the first residential development to Miami Design District and marks the first U.S. residences managed by the iconic Parisian hospitality brand. Designed by Pritzker Prize-winning architect David Chipperfield with interiors by RDAI, the project blends hotel living with the artistic and cultural energy of one of Miami’s most influential neighborhoods. The property features 143 one- to four-bedroom condominium residences alongside a 12-story Fouquet’s hotel with 85 keys and more than 20 hotel residences in addition to over 40,000 square feet of amenities, five dining concepts by Fouquet’s, and full, on-demand hotel services. Beyond luxury amenities and concierge services, the development emphasizes experiential living through luxury entertaining, culinary programming, and direct connection to the surrounding creative community.

The branded residential movement is also expanding beyond traditional beach and urban destinations into experiential outdoor markets. Waldorf Astoria Deer Valley Resort and Residences, announced this year for Park City, Utah, reflects the growing demand for luxury mountain living tied to world-class hospitality. Developed by Extell Development Company in partnership with Hilton, the ski-in/ski-out project at Deer Valley East Village will feature 132 hotel keys, a curated suite of on-site amenities, 105 branded residences, and additional private residences. Designed by Kohn Pedersen Fox with interiors by AvroKO, the project highlights how luxury buyers are increasingly prioritizing year-round adventure, wellness and multigenerational travel experiences.

As the branded residence sector continues to grow worldwide, 2026 is shaping up to be a defining year as luxury living becomes less about ownership alone and more about thoughtfully curated experiences tailored to residents’ lifestyles, wellbeing and personal aspirations.
