With uncrowded beaches, turquoise waters and remarkable natural beauty, the landscape of Barbuda takes center stage in the Caribbean. Now, a new private resort and residential community is preparing to bring a distinctly elevated and decidedly low-density approach to luxury hospitality on the island.
Set across 400 acres along two miles of pristine shoreline on Barbuda’s southwest coast, The Beach Club, Barbuda is being developed by founders Robert De Niro, Daniel Shamoon and James Packer. At its heart will be Nobu Beach Inn, a boutique resort slated to open in 2027, alongside an exclusive collection of beachfront residences designed for those seeking privacy, personalized service and an intimate connection to the surrounding landscape.
The project marks another chapter in De Niro’s long-standing relationship with the Nobu brand as co-founder and principal of Nobu Hospitality, yet this project is especially personal to him. De Niro first saw the site over 30 years ago during a boat trip from Antigua and it is the only Nobu resort he owns.

A New Kind of Caribbean Escape
Nobu Beach Inn will comprise just 17 bungalow cottages with 36 bedrooms, creating an intentionally intimate alternative to the larger resorts found throughout the Caribbean. The low-impact, nature-first property also features the Caribbean’s only Nobu destination, Nobu Barbuda, along with an expansive beach club, indoor and outdoor spa, oceanfront pool, tennis and padel courts, kids club, outdoor cinema, gym pavilion and a full suite of boating and water sports.
A collection of world-class restaurants will complement Nobu, including an oceanfront grill and an omakase sushi bar. Bespoke experiences curated by dedicated hosts will feature a rotating calendar of visiting chefs, wellness practitioners, and cultural programming.
That sense of place is central to the development. The Beach Club is being designed around ecological sensitivity, renewable energy and initiatives intended to preserve Barbuda’s natural environment, including an onsite farm that will provide fresh produce throughout the year.

Beachfront Ownership With Nobu Service
For those looking to make Barbuda a permanent escape, The Beach Club offers three distinct residential opportunities.
Nobu Beach Inn Residences comprise 27 bespoke homes fully serviced by Nobu Beach Inn, with prices starting at $12 million (USD). The Beach Club Villas offer 23 one-acre beachfront lots, each with 150 feet of beach frontage, starting at $7 million. At the top end, The Beach Club Estates consist of seven six-acre plots with up to 480 feet of shoreline and room for multiple residences, with prices starting at $15 million.
All three collections are designed with privacy in mind, and owners will have exclusive access to The Clubhouse, a private beachfront gathering place with its own pool, curated culinary experiences and a range of lifestyle programming.
The residences themselves take a similarly understated approach to luxury. London-based Ward & Co is leading the interior design, with single-story, open-plan architecture and natural, sustainable materials intended to blend into the tropical surroundings. De Niro is also closely involved in the creative vision and design details throughout the development, and each of the three founders will have a personal home on the property.

Featured Listing: Nobu Beach Inn Residence 18
One of the most notable homes currently available is Nobu Beach Inn Residence 18, priced at $12 million (USD), with a furnishing package available for an additional $870,000.
Set on 0.86 acres between Nobu Beach Inn and the owners-only Clubhouse, the 10,150-square-foot, four-bedroom, four-and-a-half-bath residence sits directly on a stretch of white-sand beach. The home is fully serviced by Nobu Beach Inn, giving owners access to the conveniences of a luxury hotel without sacrificing the privacy of a private residence. Services will include in-residence dining, concierge support and housekeeping, while owners will also have the option of placing the residence into a fully managed rental program operated through Nobu Beach Inn.
With Nobu Beach Inn set to open in 2027, The Beach Club represents an intriguing new chapter for the island and a rare opportunity to own a piece of one of the Caribbean’s most private corners.
