Haute Retreats has come to expect the June phone calls — the ones where clients are just starting to think about Christmas travel plans. By the time these clients reach the concierge desk, the houses they had in mind are already gone.
According to Haute Retreats’ Billionaire Villa Index, Christmas and New Year villas across Turks & Caicos, St Barts, Barbados and St Martin are already confirming for 2026. UHNW families now book festive weeks six to eight months ahead. Alpine chalets close even earlier.
By March, Villa WayPoint on Ambergris Cay had already closed its New Year’s week. By June, the St Barts estate above Gustavia was in final review. For the families still thinking about Christmas, the question is no longer which property; it’s whether anything good is left.

Across a portfolio of 2,400 private villas in 80 destinations, Caribbean estates for Christmas and New Year 2026 are confirming at a pace not seen since before the pandemic. Turks & Caicos, St Barts, Barbados and St Martin — the four islands that dominate the UHNW festive calendar — are already losing their best fully staffed homes for the December 26 to January 2 window. Wait until July, and the families still deliberating will be choosing between second options.
“Christmas is decided in June,” says Sabrina Piccinin, founder of Haute Retreats. “Not by the calendar — by the staff, the chef, and the houses that can hold a 14-night stay. Those three things are confirmed early, or they are not confirmed at all. By the time most families call, the house they had in mind has been someone else’s house for two months already.”


The compression is steeper in the Alpine inventory. Chalets in Courchevel, Méribel, Val d’Isère and Verbier are confirming for Christmas and the February holiday weeks earlier than Caribbean ones. The most sought-after ski-in/ski-out properties close as early as Easter for the following winter.
Three things are driving the trend.
The first is mathematics. A staffed estate requiring a 10–14-night minimum cannot be re-listed mid-season the way a hotel suite can. Once a family takes Christmas week, the property is dark for the rest of the festive calendar. Supply locks in November — and the families who know this confirm in June.
The second is staff. The chef who can serve fourteen guests, the butler who has run a multi-villa compound, the housekeeper who has done New Year’s Eve dinner three years running — this is the same small pool of people, every year. They commit to a property in early summer. A villa without its team for the festive week is a different villa.
The third is itinerary. The families that Haute Retreats serves are increasingly booking the festive week as part of a longer sequence — Florence into Tuscany in October, the Caribbean for the holidays, an Alpine chalet for February half-term. Three trips, one conversation, planned together in June. “The families who treat the festive week as a four-week conversation get the houses they actually want,” Piccinin says. “The ones who wait until September get whatever is left.”

Among the Caribbean inventory currently holding festive 2026 dates, three properties stand out. Villa WayPoint on Ambergris Cay — the only private estate on a 1,100-acre island — has held its New Year’s week since March. A six-bedroom estate above Gustavia in St Barts, fully staffed with direct yacht access for the December 31 fireworks over the harbour, is in final review. And on Grace Bay in Turks & Caicos, a handful of 8+ bedroom multigenerational compounds remain — the kind where children, parents and grandparents each have their own private wing.
The takeaway? Confirm in June. The chef and staff lock in shortly after. By November, the question is no longer where to spend Christmas; it’s whether to compromise. As Piccinin puts it: “By June, we are no longer planning Christmas. We are confirming it.”
