Ask a villa concierge when the winter season actually gets decided, and the honest answer is right now, while much of the Northern Hemisphere is still thinking about summer. Families booking the best-staffed estates for February break or the December festive season often start months ahead, sometimes securing a house before it ever appears on their radar.
Haute Retreats consistently sees this booking cycle play out across its portfolio of more than 2,400 fully staffed private estates in more than 83 destinations. Founded in 2016, the company is a three-time Luxury Lifestyle Awards winner, for 2024, 2025 and 2026, is ASTA-accredited and is a 2026 Condé Nast Traveler Readers’ Choice Awards nominee. It also carries a 5.0 rating on Trustpilot, and 80 percent of guest families return year after year.
Fully staffed estates represent a smaller portion of available inventory in every market where Haute Retreats operates, and those homes tend to close first. What follows is Haute Retreats’ suggested calendar — month by month, what to book now, and what kind of choice remains as winter closes in:

September: The Last Festive Dates and the Start of February
Two booking windows are active this month, and they require different strategies. First comes the tail end of the Christmas and New Year villas calendar. Across Haute Retreats’ Caribbean portfolio, that two-week period now commits six to eight months ahead. By September, the inventory is no longer the full selection. It is what remains after the earliest bookings have been made.
St. Barts illustrates the demand. According to the demand Haute Retreats tracks, U.S. interest in St. Barts villa rentals averages about 193 monthly queries in September and rises to 668 by January. This September’s baseline is already 46 percent higher than the same month last year. The numbers offer a useful indication of how quickly interest builds as winter approaches.
The second window is February. Presidents’ Day week and the global February half-term follow a booking curve similar to the holidays, one step behind. That puts September at the front of the February booking window. For travelers with a particular house in mind, this is the time to secure it rather than wait for the calendar to narrow further.

October: Presidents’ Day Week and the First Spring Break Dates
By October, February planning becomes more time-sensitive, while spring break enters the picture. Los Cabos is especially relevant because its high season runs from December through April. Daytime temperatures generally range from 75 to 82 degrees, and the grey whale migration passes offshore through February. Holiday weeks can book nine to 12 months ahead, making October an important point for families targeting a winter or spring stay.
The demand tracked by Haute Retreats puts peak interest in Cabo villa rentals at about 1,076 monthly searches. For families planning spring break, that means October can offer a wider range of possibilities than waiting until the new year.
St. Martin offers another illustration of how inventory can vary by destination. The island has 169 villas, with 112 concentrated in Terres Basses. That’s a useful reminder that a destination with a substantial villa market can still have a relatively concentrated supply in its most sought-after areas.
October is therefore the month to confirm rather than simply begin browsing, particularly for Presidents’ Day week and the earliest spring break dates.

November: Choose From What the Calendar Still Offers
By November, the question changes. Instead of asking whether a winter villa can still be found, travelers are better served by looking at which destinations retain enough inventory to offer genuine choice.
Turks and Caicos still has considerable depth, with more than 160 handpicked villas across Grace Bay, Leeward, Turtle Tail, Long Bay and the private islands. That geographic spread can give November travelers options around beachfront location, privacy and setting, even as demand builds. The demand Haute Retreats tracks for Turks and Caicos peaks at about 3,665 monthly searches in January. That continued rise in interest is another reason November travelers may want to make their decision before the winter search cycle reaches its peak.
St. Barts operates under a different set of constraints. More than 100 villas span areas including Flamands, Gustavia, Pointe Milou, St-Jean and Grand Cul-de-Sac. By law, no building on the island may exceed the height of a palm tree, a zoning rule that has kept supply essentially flat for decades. By November, availability there tends to be specific rather than broad.
For a winter booking made in November, Punta Cana offers another path. The destination does not face the same supply limitations as St. Barts or the same compressed high season as Los Cabos. Haute Retreats Punta Cana villas therefore give late planners another way to find a fully staffed estate without limiting the search to whatever happens to remain in the most competitive destinations.
Whatever the destination, the stay itself is supported by Haute Retreats’ 21-day pre-arrival process. The household receives a briefing on the specific family before arrival, the chef is assigned according to that brief, provisioning is planned weeks ahead, and a 24/7 concierge desk oversees the stay. Those details become particularly relevant when a villa is booked closer to arrival, because the service begins well before the family reaches the house.

What to Actually Do This Week
If a December or February date is still open, September and October offer the opportunity to secure it while more choices remain. For Presidents’ Day or spring break, October is a useful point to move from browsing to booking.
And if the trip is happening this winter and nothing is booked yet, November still leaves room to make a destination-led choice. The key is to look at where the calendar still offers meaningful options rather than assuming every destination has the same inventory story.
