Big Isn’t Always Better: Here's Why Boutique Trumps Big Real Estate Firms in Miami

When it comes to real estate, size doesn’t always dictate luxury—after all the, old adage “location, location, location,” still rings true in most cases. Yes, you could live in a sprawling property out in Kansas, or you can scale back on your belongings and have an amazing view of Central Park or Miami Beach. The same sizing concept is true for real estate firms too, especially when the location is already aces. Take Miami, for example. Home owners are in a prime spot for fine dining, sexy nightlife, rich culture and world-class beaches. However, navigating neighborhoods and finding that perfect luxury condo that offers every amenity on your must-have list isn’t going to be as easy as finding the perfect spot along the beach.

That’s why sometimes going boutique is better. Rather than be another listing to a big-business agent, boutique realtors take the time to get to know your wants and needs, actually making you their priority. We talked to realtor Rebecca Weaver of the firm Beachfront Realty on why smaller is sometimes better, how to find the right realtor for your needs, and of course, the hottest real estate trends in Miami.

When choosing a realtor to work with, whether it’s to buy or sell, it’s important to find someone who’s personable and knowledgeable about the area. That may seem obvious enough, but there’s a difference between someone who is doing their job versus someone who really cares. An agent who is responsive to questions, alleviates your concerns, and takes the time to listen to your requests and really get to know you is essential.

Weaver says she strives to make her clients “forever clients,” so they feel comfortable (even enthusiastic) coming to her for questions or maybe even another listing down the line. With the launch of her new website (designed by G4 Design House, one of the hottest new design agencies in Southern California), it’s much easier for Rebecca to connect with clients and offer them more resources. “I can always be reached and I work seven days a week,” she says. “What can I say, I love helping my clients relocate here to paradise and I will always strive at nothing less than success.” That’s the kind of passion that will get a home that you want spend the rest of your life in.

In large part, personalizing is a unique benefit of choosing a boutique firm to represent your listing or help you through the buying process. A broker at a smaller or independent firm will typically have more time to dedicate to you, you’ll get personalized VIP treatment as opposed to feeling like another number on the client roll. Realtors at these types of companies are oftentimes the founders, so they have a lot to stand behind and will be much more invested in your success.

Passion and VIP treatment is only half of the equation to success though. Naturally, to serve their clients as best as they can, realty companies have to put a lot of effort into knowing their demographic backwards and forwards. All neighborhoods are not created equal and the difference between two streets can be vast, especially when the market fluctuates. Miami is one of the hottest destinations in the U.S. and the demand for property is great. Weaver shares her insight, saying, “Demand is incredibly high and only continues to rise. The rate of new construction isn't even able to convolute the increasing demand.”
