Pembroke North
Located in Wayne, Pennsylvania, Pembroke North is strategically located in the heart of the prestigious Main Line, only minutes from Center City Philadelphia. Residents enjoy abundant green spaces and small-town charm without having to sacrifice the benefits of city life-or the environment.

Environmental stewards will recall
that LEED (Leadership in Energy and Environmental Design) is a national standard for developing high-performance, sustainable buildings. Pembroke North is the first multi-family residential building to be registered for LEED-certification in the Philadelphia area, proving that caring for the environment does not have to equate to sacrificing luxury or comfort. All residences also boast extra-high ceilings, white oak hardwood, solid core wood doors throughout, brushed nickel lever style hardware, custom closets in Master and Guest bedrooms and a full-size washer and dryer.

The gourmet island kitchens are appointed with Kichler pendant lighting, Kountry Kraft cabinetry in choice of finishes, granite countertops, Subway tile backsplash, a stainless steel undermount sink, GE Profile stainless appliance package, Grohe faucet, Bosch dishwasher and an icemaker line. One, two and three bedroom floor plans, are available and Pembroke North is pet-friendly!

23
23 is "where the city, sky, earth and water come together." Developer John Turchi transformed the building at 23 South 23rd Street, originally constructed in 1912 as a garage for AAA, into a unique 80-unit luxury condominium complex. The renovation included adding two floors and gutting the building's core to create an interior courtyard with fountains and climbing vines.

All residences offer balconies, staggered for privacy, with courtyard or city views, extra-high ceilings, hardwood floors, solid brass hardware, double-glazed windows, and an in-unit laundry with a full-sized washer and dryer.

Baths are all marble, including floors, countertops, shower stalls and tub surrounds, and are appointed with Kohler fixtures. Kitchens offer Morris Black design, with granite countertops, top-tier Viking appliances, Yorktowne cabinetry and self-closing drawers. Buyers customize their kitchens with their choice of cabinet style, countertop and appliance finish.

The building itself offers a stone-finished lobby with a spectacular glass and metal staircase. There is also an indoor garage staffed with a full-time attendant, bicycle parking, 24-hour security, controlled access to the building, garage and elevator, 24-hour concierge/doorman service, full-time housekeeping and maintenance staff, and heated sidewalks to melt snow in the winter.

Sixty-five floor plans are available, ranging from lofts to penthouses. Penthouses offer a private courtyard and limited access to other residents.

The Phoenix
Built in 1925, The Phoenix Condominium building is a National Historic Landmark with extraordinary architectural features that set it apart from any new construction project. The Georgian revival tower is the former headquarters of the Insurance Company of North America (INA), for many years the oldest shareholder-owned insurance company in the nation.

Completely renovated and retrofitted, The Phoenix retains the building's historic details, such as coffered ceilings, Kasota and Carrera marble floors and walls, ornate bronze paneled elevators, and elaborate mill and plaster work, while offering all of the modern amenities expected in a luxury building. Some amenities include wireless internet throughout common areas, an electronic key access system, and closed-circuit surveillance at the building entrance.

For the most discerning homeowner, there is the 4,000-square-foot, 16th floor penthouse. Located where the executive suites of INA once stood, the penthouse retains its original 1925 design elements. Visitors to the penthouse step off the elevator into an enormous lobby with 11-foot ceilings. It is finished off with deeply detailed plaster dentil moldings, white marble pilasters and wainscoting, and black-and-white diamond-patterned marble floors.

Just down the corridor is the penthouse itself, with refinished hardwood floors, paneled doors and cabinetry, and working mansion-sized fireplaces with white marble mantels. Multi-height ceilings rise to 28 feet and a classic outsized brass chandelier hangs from the living room ceiling. The living and dining areas are large enough to accommodate up to 80 guests, and private tiled terraces offer unmatched views of the City skyline and a myriad of historical attractions, such as Love Park, the Parkway, City Hall and the Benjamin Franklin Bridge.

Studios, one and two bedrooms, townhouses and lofts are also available, with 32 unique floor plans to choose from. The Phoenix is also pet-friendly and conveniently located near area dog parks.
